The hard part isn't buying a cooker.

It's the co-ordination. Most landlords don't live next door to the property — but the usual way of kitting one out assumes somebody does.

Four different placesThe appliance shop for the cooker. A Gas Safe engineer to connect it. Somewhere for the furniture. Somewhere else for the TV.

Our way: one team walks in with the keys and walks out with the job done. Not a delivery firm that also brings a screwdriver — we wall mount, we fit whole kitchens, and gas appliances are connected by a Gas Safe registered engineer.

Four set packs, plus a custom one if none of them is quite right. No prices on this page, on purpose — every job is quoted itemised, so you only pay for what the property needs.

Pack 1 Kitchen The room that decides whether a property is lettable. Cooker — electric or gas — fridge freezer and washing machine, fitted, connected and tested. Old appliances taken away and recycled. Goes up to a full fitted kitchen. See the pack → Pack 2 TV For furnished lets, HMOs and short lets. A TV sized to the room, tuned and working — wall mounted with cables tidied, or on a stand. Add a bedroom TV or a soundbar if you want. ONE JOB, START TO FINISH The Everything pack Empty property to ready-to-let. Kitchen + TV + Furniture, plus the bits people forget — kettle, toaster, microwave, vacuum, iron and board, and a kitchen starter set of pans, crockery and cutlery. One delivery. One team. How it works

1 Tell us what the property needs Pick a pack or build your own — on here, on the phone, or in the shop.
2 We quote it, itemised Every line listed. You take things off or add things on before anything is ordered.
3 Hand us the keys Signed for, on a numbered tag — never the address. You don't need to be there.
4 Walk into a finished property Fitted, tested, assembled, rubbish gone. Keys back, signed for, with the paperwork pack.

Work is scheduled over a few days. We tell you the day we're going in and the day we're done.

While we hold your keys

Somebody is trusting us with the keys to a house they own. We treat it exactly that way.

Never the address.
  • We collect the keys from you or your agent — and sign for them.
  • One named person is responsible for them the whole time we have them.
  • Locked storage. Never copied.
  • We tell you the day we're going in, and the day we're done.
  • Keys handed back and signed for.

What we don't do

A short list, on purpose — so you know exactly where we stop.

  • Electrical certificates (EICR)
  • Smoke and CO alarm compliance
  • Structural building work
  • Clearing the previous tenant's belongings
  • Cleaning or decorating
  • Flooring, curtains or blinds
If you need something on that list, tell us and we'll point you at someone local who does it.

The paperwork pack

What you get afterwards — a record of what we supplied and did.

  • What was supplied, with model and serial numbers
  • Instructions and warranty for every item
  • Photos of what was fitted
  • What was taken away, and where it went
  • A signed handover

It's a record of the work, not a certificate — it isn't an electrical or gas safety certificate, an inspection, or any kind of compliance sign-off.
